How Much Do You Need for a Down Payment in Sarasota? Florida Down Payment Assistance Explained

"How much do I really need to put down?" is one of the first questions we hear from buyers, and the answer is usually less than people think. Between low-down-payment loans and Florida down payment assistance programs, many buyers in Sarasota, Lakewood Ranch, Venice, Bradenton, and North Port can get into a home without saving 20%. Here's how down payments work by loan type, what PMI costs, and which programs are open to local buyers.
Quick answer: Most buyers need somewhere between 0% and 5% down, depending on the loan: conventional loans start at 3%, FHA at 3.5%, and VA and USDA loans can require nothing down. Putting less than 20% down usually means paying mortgage insurance. Florida also offers down payment assistance through Florida Housing and county SHIP programs in Sarasota and Manatee, generally for first-time, income-qualified buyers working with a participating lender.
How Much Is a Down Payment by Loan Type?
Conventional loans: 3% to 20%
Some conventional programs for first-time and moderate-income buyers allow as little as 3% down. Many buyers put down 5% to 10%, and 20% lets you skip private mortgage insurance.
FHA loans: 3.5%
Government-insured FHA loans are popular with buyers who have smaller savings or are still building credit. The standard minimum is 3.5% down for borrowers who meet the credit score requirement.
VA and USDA loans: 0% down
Eligible veterans, service members, and some surviving spouses can use a VA loan with no down payment. USDA loans also allow zero down for income-eligible buyers in areas USDA considers rural, so check an address on USDA's eligibility map before ruling it out.
On a $400,000 home, 3% down is $12,000, 3.5% is $14,000, and 20% is $80,000.
PMI: The Trade-Off for Putting Less Down
With less than 20% down on a conventional loan, lenders typically require private mortgage insurance (PMI), which protects the lender and adds to your monthly payment. It isn't forever: you can generally ask to drop it at 20% equity, and it's typically removed automatically at 22% equity based on your original schedule.
FHA loans carry an upfront and a monthly mortgage insurance premium, and with less than 10% down the monthly premium usually lasts for the life of the loan unless you refinance. VA loans have no monthly mortgage insurance but usually charge a one-time funding fee.
Earnest Money vs. Down Payment
Earnest money is a good-faith deposit you make shortly after your offer is accepted. It's held in escrow, usually by the title company or closing attorney, and the amount is negotiated in your contract.
It isn't an extra cost: it's credited toward your down payment and closing costs. But if you back out for a reason the contract doesn't allow, you could lose it, so watch your inspection and financing deadlines.
Closing costs typically add about 2% to 5% of the price, and it's smart to keep an emergency cushion after you move in.
Florida Down Payment Assistance Programs
Florida down payment assistance usually comes as a second mortgage behind your main loan. Some is forgivable over time; some is repaid when you sell or refinance.
Florida Housing Finance Corporation programs
Florida Housing pairs a 30-year fixed first mortgage with optional assistance. Buyers generally need a minimum 640 credit score, must complete approved homebuyer education, work with a participating lender, fall under county income and purchase price limits, and be first-time buyers (no owner-occupied home in the past three years). Assistance is only available with Florida Housing's first mortgage. Options include:
- Florida Assist (FL Assist): Up to $10,000 as a 0% deferred second mortgage on FHA, VA, USDA, or conventional loans. It isn't forgivable and is due when you sell, refinance, or move out.
- HFA Preferred and HFA Advantage PLUS: 3%, 4%, or 5% of the loan amount as a second mortgage that's forgiven 20% per year over five years, used with Florida Housing's conventional loans.
- FL HLP Second Mortgage: $12,500 at 3% over 30 years, with a monthly payment.
Florida Hometown Heroes
Hometown Heroes is active for 2026. It serves first-time, income-qualified buyers working full time for a Florida-based employer in health care, schools, first response, public safety, courts, or child care, plus service members and veterans. Florida Housing lists assistance of up to 5% of the first mortgage amount, with a $10,000 minimum and $35,000 maximum as a 0% deferred second mortgage that isn't forgivable.
Sarasota and Manatee County Down Payment Help
Sarasota County SHIP Purchase Assistance
Sarasota County's SHIP program offers eligible low-income, first-time buyers up to $75,000 toward down payment, closing costs, or gap financing, though the maximum isn't guaranteed. It's a 0% deferred loan forgiven 5% per year over 20 years as long as the home stays your primary residence. Eligible areas include unincorporated Sarasota County, North Port, Venice, Osprey, Nokomis, and Englewood. Homes inside the City of Sarasota aren't eligible. Your lender submits the application after you're pre-approved.
Manatee County SHIP and CDBG assistance
Manatee County lists SHIP assistance of up to $70,000 on homes priced up to $400,000 in unincorporated Manatee County (which includes much of Lakewood Ranch and Parrish) or Palmetto. Buyers must take an approved homebuyer class, use one of the county's certified lenders, and contribute at least $500. Homes inside Bradenton city limits may have different options, so confirm before you shop.
Charlotte County and other local options
Charlotte County and some cities run their own programs, and funding opens and closes during the year. Always confirm current terms with the agency or your lender before counting on the money.
Tips to Make Your Down Payment Go Further
- Get pre-approved early and ask lenders which loan types and assistance programs you qualify for.
- Take homebuyer education now. Most assistance programs require it, and it can take a few weeks to schedule.
- Document gift funds from family properly. Lenders need a gift letter and a clear paper trail.
- Watch for scams. Florida Housing warns that legitimate programs don't charge a fee to apply.

Frequently Asked Questions
Do I need 20% down to buy a house in Florida?
No. Conventional loans can start at 3% down, FHA at 3.5%, and VA and USDA at 0%. Twenty percent just avoids PMI on a conventional loan.
Is there down payment assistance in Sarasota County?
Yes. Sarasota County's SHIP Purchase Assistance program helps eligible low-income, first-time buyers in unincorporated Sarasota County, North Port, Venice, and nearby areas.
Do I have to be a first-time homebuyer to get assistance in Florida?
For most state and county programs, yes, but "first-time" generally means you haven't owned and lived in a home in the past three years.
Does down payment assistance have to be paid back?
It depends. Some are forgiven over time if you stay in the home; others, like FL Assist and Hometown Heroes, are due when you sell, refinance, or move out.
